In August so far this year the real estate market, in Windsor Essex County was quite active.
Around 968 houses were put up for sale, in the market.
During that time frame a total of 428 houses changed ownership.
The typical selling price of houses stood at, above $595K.
"Condos also had a lot going on. There were 74 listings and 42 sales."
There are a total of 94 homes, with expired listings.
On average it takes 29 days to sell a home.
On average it takes 32 days to sell a condominium.

The Bank of Canada is likely to lower its rate once more; this could lead to a decrease in interest rates from 4 1/2 % to 4 1/4 %. This upcoming change could have implications for both buyers and sellers as it marks a crucial moment in the market dynamics with the potential for further reductions in interest rates, on the horizon.

Encouraging a number of buyers to enter the market could lead to a slight increase, in home prices.

In todays real estate market buyers are encountering competition with numerous bids for attractively priced homes that are ready for immediate occupancy. There are instances where homes are being sold at prices exceeding the list price by than $100k without any contingencies, like home inspections or securing mortgage financing.

For sellers, make sure your house looks nice and is well taken care of to get offers quickly from buyers who're interested, in purchasing it for a good price during this selling season.

A house that was on the market for than $350k attracted 13 offers and ended up selling for 8. 1/2 % More, than the listed price.
Another luxury home recently had its price reduced from $800k to $750k showcasing the fluctuations, in the housing market.
