March 2025 Real Estate Snapshot

Here are the key numbers for Windsor-Essex County:

  • Listings: Up 21% with 1,020 homes listed vs. 843 in March 2024.

  • Sales: Down 22.27%, with 342 homes sold vs. 440 in March 2024.

  • Average Sale Price: Up nearly 3%, now at $583,000.

  • Median Sale Price: Down by 4.33% to $539,000.

  • Days on Market: Average time to sell a home is 24 days.

Condo market:

  • Listings: 81 condos listed

  • Sales: 24 condos sold

  • Average Price: ~$358,000

  • Median Price: ~$369,000

  • Days on Market: 27 days

What Buyers Should Know Right Now

Buyers, you’re in a better position than last year. Here’s why:

  • More homes available means more choice and less pressure.

  • Conditional offers are being accepted again—giving you a chance to do proper inspections and secure financing.

  • Interest rates are dropping. Some lenders are offering insured mortgage rates as low as 3.65% on a 5-year fixed term. Great news if you’re a first-time homebuyer!

However, competition still exists, especially for:

  • Turnkey homes

  • Properties priced under $700,000

  • Homes in desirable neighborhoods

If you’re financially stable and ready to make a move, now could be a smart time to enter the market.

What Sellers Should Expect

The market is balanced, but not every home sells fast. What’s working right now:

  • Homes that are well-priced, staged, and in good condition are getting more showings and offers.

  • Multiple offers still happen—but only if the home is in a prime location and priced aggressively.

Many sellers are receiving offers with conditions (like inspections and financing), so flexibility is key. Price realistically and be open to negotiations. Patience and presentation matter more than ever.
